Frequently Asked Questions
TROUBLESHOOTING - If you are not able to resolve the issue with these quick fixes below please submit a service ticket through your Tenant portal.
FURNACE/ HEATING/ AC
- Did you replace your furnace filter? This can cause issues with the heating AND cooling of your home.
- Does your thermostat operate on batteries? Have you replaced the batteries?
- Is there gas running to your furnace? Are you current on your utility bills? Is the pilot light lit on your furnace?
- Is there power being ran to your unit? Did you check the breaker box to see if anything has tripped?
- If you have an electric baseboard heater make sure the dial (comfort setting) is on. Sometimes the dial is directly on the baseboard heater.
- My A/C has an odor - Remove and clean the filter with warm water.
- How do I light my fireplace? - Remove the lower panel and follow the instructions provided.
APPLIANCES
- Dishwasher – For best performance use a quality detergent, and rinse aid, along with a bottle of dishwasher cleaner every 6 months.
- My dishwasher has no power - Check switch under the sink to make sure it is turned on. If this does not work find the breaker in the breaker panel labeled dishwasher and turn it off for 2 minutes. Once 2 minutes has passed turn the breaker back on and the dishwasher should reset itself.
- My dishwasher is not cleaning my dishes - Make sure that the soap dispenser door is not blocked. Also clean the screen at the bottom of the dishwasher. Thoroughly rinse all dishes before putting them in the dishwasher.
- Washer/Dryer – No Large Items (Examples: Blankets, Bedspreads, Comforters, or Rugs). Clean dryer lint trap after every use and do not use dryer sheets.
- My washer has an odor - Make sure washer door is always open when not in use and the seal is clean.
- My dryer is not drying my clothes completely - Make sure the unit is not overloaded. Ensure the lint filter is clean and vacuum out the area that the lint filter goes into.
- My fridge/freezer has condensation inside - Make sure the unit is not fully packed with food. This prevents air circulation which causes condensation to form inside.
- My fridge is freezing my food or my fridge is not working by my freezer is - The drain tube in the unit is plugged or frozen. Unplug the refrigerator and let sit for 3-4 hours to allow it to thoroughly defrost. Plug back in once time has lapsed.
- My garbage disposal stopped working - Locate the reset button on the disposal underneath the sink or try manually moving it with the wrench provided. (Never stick your hands inside the disposal).
ELECTRICAL/PLUMBING
- I lost power to part of my unit - Locate the breaker box and reset the breaker or check GFI outlets.
- My toilet is overflowing or leaking - Locate the water shut off knob on the unit itself and shut the water off to the toilet. If plugged, please try plunging first to remove the obstruction. If you only have one toilet and can't clear the obstruction, please submit a service ticket.
- My sink is leaking - Locate the water shut off knob under the sink and shut the water off, place a towel under the p-trap with a small bucket and please submit a service ticket.
BATTERIES
- Be prepared; have back-up batteries for the items that require them.
- Smoke alarms will require a either a 9-Volt Rectangular Battery, or 2 “AA” Batteries.
- Rectangular shaped digital thermostat requires 2 “AAA” Batteries.
- Garage Keypad requires a 9-Volt Rectangular Battery.
- Garage Remote requires 1 or 2, (CR 2032)3-Volt Lithium Coin Cell Batteries.
HUMIDITY/ HOUSEHOLD MOISTURE
It is the tenant's responsibility to help prevent normal household moisture in their apartment/home.
Things to do to help prevent excessive household moisture are:
- Use a humidistat to monitor the humidity level in your unit (maintain below 50%)
- Keep bedroom doors open and ceiling fans moving on low to help air circulation.
- Keep your bathroom fan running during use and for 20 minutes after use.
- Open blinds during the day to allow interior heat sun to help with the moisture on windows.
- Run range hood while cooking.
- Use a towel to wipe off the moisture that may appear on the glass will help prevent the drywall around the window from staying wet.
- Prevent placing large items of furniture in front of the windows. This prevents good air movement.
- Make sure windows are completely tight and locked during winter months.
- Use a dehumidifier to help keep humidity below 50%.
GARAGE ISSUES
- Check if “Safety Beam Eyes” are lined up or if there is something blocking their beam. (Ice at the bottom of the door, preventing it from completely closing.) Helpful hint in the winter, take the remote inside when not in use.
- Most garages are wired for safety with a GFCI outlet, located on one of the electrical outlets. If you have lost power to your garage the GFCI reset button on that outlet may need to be reset.
- Occasionally an electrical breaker can flip in your breaker box leaving you without electricity. Check your breaker box for breaker marked garage, completely flip breaker to the off position, then to the on position.
LIGHT BULBS
Replacing light bulbs (same wattage and lumens) are the tenant's responsibility.
SMOKE ALARM/ CARBON MONOXIDE DETECTORS
Chirping from a smoke alarm is a signal that the battery needs to be replaced. It is the tenant's responsibility to replace all batteries in smoke alarms and CO2 detectors to keep them running efficiently for their safety and the safety of others around them.
HELPFUL HINTS
- Purchase a plastic drain screen that will help catch hair, this will help prevent clogs.
- Purchase a toilet plunger. Use only toilet paper, no feminine products, cotton swabs, etc. are to be flushed down the toilet.
- GFCI outlets are located in the bathroom, kitchen and garage. If you are having trouble with not having power to an outlet in these areas, try resetting the GFCI button on the outlet before calling maintenance.
- Dining room chairs, Kitchen chairs, living room furniture, bedroom furniture can scratch floors. Purchase chair socks or felt chair pads.
- Keep furniture 6” from walls will help protect walls and allow baseboard heaters and floor registers to work efficiently.
- Rolling office chairs can scratch flooring. It is a good idea to replace the stock plastic wheels with rubber wheel casters or purchase a protective floor mat for your office chair.
- When possible, place shower curtain rods on fiberglass shower module and not directly on drywall to avoid damage. If this is not possible, purchase a high-quality shower rod and do not over tighten onto the drywall.
EMERGENCY GUIDELINES
These are examples of situation that might be considered "AN EMERGENCY" and will be acted upon immediately. If one of these items occur please follow the instructions below and submit a service ticket with the title EMERGENCY in all caps followed by what the reason is. Our service tickets are monitored constantly.
- NO HEAT: or under 64 degrees (if you have electric baseboard heat please read the instructions above).
- WATER LEAK/FLOOD: that which cannot be contained with a bucket until normal business hours. First turn off the water shut off valve, then submit a service ticket. (If it is a toilet please see instructions above).
- CARBON MONOXIDE ALARM SOUNDING: (if just beeping change the battery).
FIRE ALARM SOUNDING: (if just beeping change the battery) If there is smoke in the building or in your unit call 911 first, then submit a service ticket.
